Fix & Flip Loan: Fix-and-Flip Loans are short-term loans used by real estate investors to purchase and improve a property to then sell for a profit or refinance. These improvements range from minor renovations to a complete reconstruction of an existing home. The initial draw will be calculated based on the As-is Value of the Property and the renovation budget will be advanced in construction draws.

Term6 to 12 month. Extensions Available

PaymentInterest Only. Deferred Payment Available

Loan Amount: $125k to $1.5M

Credit Score620+

CollateralProperty Being Financed. Cross Collateralization Available

FeesFrom 2.97% Points + $997 Commitment Fee

Loan to Value: Up to 80% of Purchase + Up to 100% of Renovation. Not to Exceed 65% ARV

3rd Party Fees: Legal + Title + Insurance + Appraisal

Documents: Sales Contract, Scope of Work, Drivers License, LLC Docs.,Appraisal

Lien: 1st Lien Required

Construction Loan: New Construction Loans are short-term loans used to finance the building or renovation of a home or real estate project. The initial draw will be calculated based on the As-is Value of the Property and the renovation budget will be advanced in construction draws.

Loan to Value 2: Without Approved Permits 50% of Land Purchase + Up to 100% of Renovation. Not to Exceed 70% ARV

3rd Party Fees: Legal + Title + Insurance + Appraisal

Land Development: Land Loans are short-term loans collateralized by land. Investors looking for construction loans who do not have plans and permits approved will find attractive a loan based on the As-is Value of the land.

Commercial & Multi-Family Loan: Commercial Bridge Loans are short-term loans, typically taken out for a period of 2 weeks to 3 years for Value Add Commercial/Multi-Family properties pending the arrangement of larger or longer-term financing or until the property has been stabilized and sold.
